DOES THIS WORK LIKE A REGULAR REAL ESTATE TRANSACTION?
Yes. The legal forms and closing process are largely the same as a standard home purchase.
WHY DOES TOFINO FOCUS ON SHORT TERM RENTALS?
Tofino focuses exclusively on Short Term Rentals because they generate as much as 50% more income than long term rentals. That means more passive income for our investors.
WHY DOES TOFINO ONLY INVEST IN NEW BUILDS?
Tofino's main priority is to provide the highest possible return on investment to investors. Based on data, new builds are able to charge as much as 30% more per night than older homes.
DOES MY OWNERSHIP INCREASE IN VALUE IF THE HOME APPRECIATES?
Tofino specifically focuses on new construction for this reason. After construction is completed, the property is appraised by a third party and as a true owner, any equity realized is yours. New-built vacation homes can realize as much as 35% after initial appreciation.
WHAT IF I WANT TO SELL?
Tofino investments have a holding period of 36 months. This allows enough time for Tofino to identify and purchase a property, build a home, get it furnished, list the property for rent and bring the revenue to estimated levels after which the property will be appraised. You’ll work with your own desired real estate agent, who markets the home just like they would a whole home real estate listing.
WHO FURNISHES THE HOME?
Tofino accounts for furnishings ,linen and initial toiletries within the investment budget and works with professional interior designers to decorate and furnish the home. The homes are well appointed with everything guests need to cook, relax and play.
IS TOFINO THE SAME AS A TENANCY IN COMMON?
No. Tofino ownership is structured through an LLC. Owners purchase ownership interest in the LLC, which holds the deed to the home. This structure provides Tofino owners with protection, privacy and flexibility. A Tenancy in Common is a specific type of ownership format with deeded ownership for each individual owner.
WHAT IF ONE OF MY CO-OWNERS MISSES A PAYMENT, OR GETS BEHIND ON THEIR BILLS?
Don’t worry. As the manager of your home’s LLC, Tofino will assume financial responsibility if an owner defaults on payments. You are protected. This is one of the benefits of our ownership program.
WHAT IF ONE OF THE GUESTS IS IRRESPONSIBLE/DAMAGES THE HOME?
Homes are inspected after each visit. Any damages, beyond regular wear and tear, are charged to the guest who was using the home at the time.
DOES TOFINO RETAIN OWNERSHIP OF THE PROPERTIES?
Tofino and it's employees may choose to waive their fees and wage compensations in exchange for co-ownership in properties along side its investors. Investments this good make it easy for Tofino to have skin in the game. Tofino is transparent about it's service fees and discloses those numbers upfront.
